House Rules
Please review before booking — by completing your reservation you agree to these rules
Check-In & Check-Out
- Check-in: 3:00 PM or later
- Check-out: 11:00 AM or earlier
- Self check-in via smart lock — your unique door code will be provided before arrival
- Early check-in or late check-out may be available upon request, subject to availability
Guest Limits
- Maximum 4 guests (including children)
- Only registered guests may stay overnight
- Visitors are welcome during daytime hours but may not stay overnight
- This is a 55+ active adult community — guests of all ages are welcome to stay, but please be mindful of neighbors
Pets
- Dogs welcome — up to 2 small dogs (20 lbs max each)
- Pet fee: $75 per pet per stay
- Dogs must be leashed in all common areas and when outside the home
- Please clean up after your pet immediately — bags are provided
- Pets must not be left unattended in the home for extended periods
- Any damage caused by pets (furniture, flooring, landscaping) will be charged to the guest
- No cats or other animals — dogs only, please
Noise & Quiet Hours
- Quiet hours: 10:00 PM – 8:00 AM
- Please keep noise at a considerate level at all times — our neighbors are close
- No outdoor music or amplified sound after 10:00 PM
- The Villages has community noise ordinances that are actively enforced
No Smoking
- Strictly no smoking or vaping inside the home
- Smoking is permitted outside on the driveway, away from the screened lanai
- Please dispose of cigarette butts properly — do not leave them on the ground
- A $250 cleaning fee will be charged if evidence of indoor smoking is found
No Parties or Events
- No parties, gatherings, or events of any kind
- This includes birthday parties, bachelor/bachelorette parties, game-day gatherings, etc.
- Maximum occupancy at any time (including daytime visitors) is 8 people
- Violation will result in immediate termination of your stay without refund
Parking
- 1-car garage — use the garage for your vehicle
- Driveway parking is available for a second vehicle
- Golf carts may be parked in the garage or driveway
- No street parking overnight — The Villages enforces this rule
- No commercial vehicles, RVs, trailers, or boats
Kitchen & Appliances
- Full kitchen available — please clean up after use
- Run the dishwasher before check-out if you've used dishes
- Dispose of all food and trash before departure
- Do not leave the gas range unattended while in use
- Keurig coffee maker, toaster, and blender are provided — please handle with care
Laundry
- In-unit smart washer and dryer are available for your use
- Please do not overload the machines
- Remove and fold/hang your laundry promptly
- Do not wash items that could damage the machines (rugs, heavily soiled outdoor items)
Screened Lanai & Outdoor Areas
- The screened lanai is for relaxing — please keep furniture in place
- Do not remove screens or prop open the lanai door
- No grilling or open flames on the lanai or patio
- Please keep the yard and common areas tidy
Community Amenities
- Community pools, recreation centers, and lake access are available to guests
- Guest ID may be required — we'll provide details before your arrival
- Follow all posted community pool and recreation rules
- Golf cart paths and walking trails are available throughout the community
Smart Home & Technology
- Smart lock, thermostat, and lighting are provided for your comfort
- Please do not modify smart home settings or disconnect any devices
- Apple TVs are in every room — you may sign in to your personal streaming accounts (all logins are removed after checkout)
- 1GB fiber Wi-Fi is provided — network name and password are posted in the home
Trash & Recycling
- Kitchen trash bags are provided under the sink
- Trash pickup is curbside — we'll provide the schedule for your stay
- For stays longer than 3 nights, please take trash bags to the curb on collection day — do not move the bins
Check-Out Expectations
- Start the dishwasher if dishes were used
- Place used towels in the bathtub or laundry basket
- Remove all personal belongings — we are not responsible for items left behind
- Turn off all lights, fans, and TVs
- Set thermostat to 78°F (summer) or 68°F (winter)
- Lock the door behind you — the smart lock will auto-lock after 30 seconds
- No need to strip the beds — our cleaning team will handle linens
Damages & Security Deposit
- Please report any damage or maintenance issues immediately — no penalty for accidents reported promptly
- Unreported damage discovered after checkout may result in charges
- Guests are financially responsible for damage beyond normal wear and tear

Violations
Violation of these house rules may result in:
- Additional cleaning or repair charges
- Immediate termination of your stay without refund
- A negative review or report on the booking platform
